Sound familiar?
What short-term rental hosts and managers tell us before a project starts.
- I answer the same check-in questions for every guest.
- Cleaners are scheduled by text and one turnover gets missed.
- Calendars across Airbnb, VRBO and my own site fall out of sync.
- Owner statements take days at month-end.
- I cannot tell which property earns the most after costs.
What we build
Each one is a working piece you can open and check when it's done.
Guest messaging
Booking confirmation, check-in details, mid-stay check and checkout instructions sent on schedule, with the door code or lockbox details for that stay.
n8n, Make and Zapier automation API integrations and data syncTurnover scheduling
Each checkout creates a cleaning job, offers it to your cleaners, confirms it and sends a checklist, with an alert when no one has accepted.
n8n, Make and Zapier automation Booking and scheduling systemsCalendar and booking sync
Reservations from the listing sites and your own site kept in one calendar, with conflicts flagged before they become double-bookings.
API integrations and data syncOwner statements
Bookings, fees, cleaning costs and expenses pulled into a statement per owner each month, ready to review and send.
QuickBooks, Xero and HubSpot integrations Google Sheets and Apps Script automationDirect booking site
A page for repeat guests to book direct, with availability and payment, so you are less tied to the listing sites' fees.
Web apps and MVPs Stripe integration and billingProperty performance
Occupancy, nightly rate, revenue and costs per property, in one view you can sort.
Dashboards and reportingShort-term rentals software we work with: Hostaway, Guesty, Lodgify, OwnerRez, Hospitable, PriceLabs.
And the general tools around it: Airbnb, VRBO, Booking.com, Google Sheets, QuickBooks, Stripe, Twilio, Zapier, Make.
Example projects
Illustrations of the shape of the work, not past clients. Yours gets its own written scope.
Example project
Turnover from checkout
Example: a host with eight units has a cleaner job created from each checkout date. The cleaner confirms by reply, and the host is alerted if nobody has by the evening before.
Property management software, SMS, Google SheetsExample project
Guest message timeline
Example: each guest receives directions on arrival day, a check-in message with a unique code, and a short note the morning they leave, all from one set of templates.
Property management software, SMS and emailExample project
Month-end owner statements
Example: a manager with a dozen owners has each owner's bookings, payouts and expenses gathered into a sheet and a PDF, with anything unusual flagged for review.
Booking export, accounting software, Google SheetsQuestions people ask first
Do we have to switch software?
No. Most of the work is connecting the property management software you already use to the tools around it. If it cannot do what you need, we say so in the scope and lay out the options before anything changes.
Who owns what you build?
You do. It is built in your own accounts, and you get notes on how it works so your team can change it without us.
Will this break the listing sites' rules?
We use the connections the software and sites provide, and we tell you in the scope if something you want falls outside what they allow.
How do we start?
Tell us which tools you use and the one thing that wastes the most time each week. We reply with questions or a written scope.
Tell us what you need built.
Email a few lines about what you want and which tools you use, or call. We reply with questions or a written scope.
